Lighting: Perfect lighting can do a lot to add drama and appeal to an ordinary room. Try to purchase bulbs with the maximum allowable wattage and then set it up to control with a dimmer. This way you can adjust accordingly to the time of day or desired mood of the room. If possible, aim for three types of lighting; ambient, task (such as a reading lamp), and accent. Natural light can also be very appealing for potential home buyers. If it?s too bright, diffuse the light with curtains made from lighter fabrics.

Neutral Paint: To be safe, always choose a neutral paint. This doesn?t mean everything has to be beige. Grays, warm whites, and camel colors do a great service for opening up a room. If slightly more color is desired, opt for a less saturated version. Bold colors can often reduce offers, so go neutral to be safe, and you can always bring in color with home accessories.

Beds: Beds can be very expensive, and not worth it if they will only be seen and not used. Air beds are a cost-effective alternative. Save on box springs as well by just purchasing a bed frame. Also, remember to use soft colors and linens to maximize feelings of comfort.

De-clutter: This is one of the most important steps. It?s difficult to gauge how much space is really available when say, a closet, is packed full of stuff. Leave closets and storage spaces empty to show off how much room there actually is.

Unisex: To err on the side of caution, decorate personal spaces like bedrooms for both men and women. Avoid gender-specific accessories and colors in order to appeal to a wider audience.

Blankets and Pillows: A neutral couch is best, and can be transformed to match the theme of the room by simply adding blankets and pillows, which is a much cheaper alternative to purchasing a new couch.

Odors: Bad smells can definitely affect an asking price. Make sure to deodorize your home and leave it smelling fresh. Avoid strong-scented candles or perfumes. In the kitchen, grind a lemon in the garbage disposal to give it a fresh smell. Also, be sure to open the windows at least 10 minutes before showing to avoid stuffiness.

Curb Appeal: Homebuyers begin to judge a property before even entering it. Don?t give them the opportunity to enter with negative thoughts by having a messy front yard. At the very least, make sure the lawn is mowed, porch swept, and trash hidden. If possible, plant some new flowers and hang a plant on the porch. As long as it doesn?t clash with the house, yellow flowers can be a very pleasant sight. Also, fresh mulch can make a big difference in appearance.
